Fifty minutes from exotic Stone Town and located on one of the finest beaches on the south-east coast of Zanzibar, Xanadu Villas offers a simple philosophy - and that is to celebrate life!

The retreat is devoted to providing a culinary safari for guests, and you are invited to fall in love with the food, culture and beauty of island living. You will have the opportunity to choose your own dining adventure, by deciding on your location for every meal. Dining in the restaurant with other guests, or nestled away in your private villa, or embracing the romantic beach or even carried away to a remote island - the experience is yours to create.

Guests can also enjoy range of activities from village and spice tours, where the local Zanzibari’s show their natural and cultural heritage, to adventures and water sports or a sunset cruise on Xanadu’s very own traditional Zanzibari Dhow. The Kiota Spa is nestled near the beach and offers manicures, pedicures and treatments either in the villas or the spa.

There are 6 villas in total, each with a unique set up and architecture. The villas surround a central pool and dining area, and are set within a tropical garden. Each villa is served by a private butler who will be there to assist you throughout the duration of your stay here. The villas can be rented individually, or the entire retreat is offered exclusively for up to 18 guests.

The one bedroom Kimwondo Villa has inside/outside sitting areas and features a spectacular rooftop with a plunge pool with views over the Indian Ocean. Mlima and Korongo Villas both have 2 bedrooms, private bathrooms, spacious lounge areas and private plunge pools.

The presidential Mbingu Villa is set on the beachfront and features 2 bedrooms with ocean view balconies, private bathrooms and sitting areas, a majestic lounge and 2 private plunge pools of which one is on the roof top.

Umande is a cosy one bedroom beachfront villa, and has inside and outside sitting areas, a private bathroom and plunge pool. Next to Umande is the one bedroom Alfajiri Villa - which is ideal for honeymooners. Situated on the beachfront, Alfajari offers a spacious lounge, a private plunge pool and a romantic balcony with views of the ocean.

Rates Include

All meals; drinks (soft drinks, beers, ciders, house spirits and house wines); guided water activities (sea kayaking, snorkelling, and stand up paddle boarding); and a private butler are included.

Children Policy

Children aged 5 years and older are welcome. Rates available on request.

General Information For Guests

Each villa features a private butler, outside showers, bathroom(s) with his and her sinks, air conditioning, Wi-Fi, over bed fans, mini fridges and music docking stations.

In addition the Korongo, Mlima, Alfajiri and Mbingu villas feature espresso machines, gas stoves, wine chillers and juice makers. Both the Umande and Kimwondo villas also have kettles.

The main resort has an outdoor pool, spa and a restaurant, as well as water sports facilities.

On-site activities include kayaking, stand up paddle boarding and snorkelling from Xanadu's beach.

Spa treatments are available either at the Kiota Spa or in your villa (additional cost). Products used by the therapists are from Africology or locally sourced and produced.

A laundry service is also available.
